Selling Your Home in Tampa…Be Realistic…Listen to the Local Market
THE LATEST NEWS ON THE TAMPA REAL ESTATE MARKET, BUYING A HOME IN TAMPA, AND REAL ESTATE ISSUES AROUND THE WORLD, EVERY DAY, ON THE REAL ESTATE SIZZLE.
In the Tampa Real Estate Market, some neighborhoods have 5 to 6 months of inventory, while others have 5 to 6 YEARS of inventory, especially those areas that are filled with new construction. The homes that ARE selling, in a reasonable amount of time, are priced
right and show well. The very first properties to sell will be the BARGAINSthose homes that are priced BELOW the competition.
Some sellers are experiencing a serious state of denial and are unwilling to listen to what the market is saying. They are looking to point a finger at someone, or something, other than the law of supply and demand .
One of my fellow Real Estate bloggers, Phil Hoover, in Boise, Idaho, has written a great article about the grief that sellers are experiencing in this market.

Great post Jackie. I’m sure there are plenty of unrealistic sellers in the Tampa real estate market just like everywhere else. The link to Phil’s post is appreciated. It’s not likely to make sellers too happy, but our job is to be honest about what it will take to sell their home. Good luck with your Tampa real estate sellers. Our inventory is dropping, so maybe some of our sellers are starting to get it.
It is simply amazing how many people from Florida we talk to each week and how many visit our website who want to move from FL to Alpharetta, GA. I dare say i could triple my business if some of these people could sell their homes in FL.
Our housing market in Alpharetta is holding pretty steady, but I must admit that the downturn in our “feeder markets” like FL, CA, NJ is hurting us.
Earlier this week we closed a sale where the buyer was from Orlando. He joked at closing that he was one of only two people to sell in Orlando last month. He considered himself very fortunate.
Hopefully the week US dollar and strong Canadian dollar will help as snow birds purchase in FL. There have got to be some great buys in FL this time of year.

Greetings from Philadelphia! No doubt, all real estate is local. For me to set pricing or advise clients on real estate in Tampa would be ridiculous! For the news media to make national real estate predictions is crazy. Learning the truth about your local market is very important and finding a trusted Realtor to advise you is even more important. Hope all is well in Florida.
Great post Jackie! I wish it was easy for people to price their homes realistically. Justifying in their minds the lost of thousands of dollars and owning the bank after selling an investment that was suppose to help them climb to the next level of homeownership. Hard pill to swallow.
