Which Came First…the Rise in Foreclosures or the Rise in Buyer Activity in The Tampa Real Estate Market?

The number of homes in foreclosure in the Tampa Bay Area is up. There are more than 15,000 homes in the market in the Tampa area. Over 11% of all listings in Hillsborough County are in, either pre-Chickenandeggforeclosure , foreclosure , or are already bank-owned . That does not include large developments where the developer has filed bankruptcy proceedings and the projects are going into receivership !

While we have not yet hit the rock bottom of the market, there has been a definite increase in the number of buyers who are looking at properties in the Tampa Real Estate Market, and the number of offers being written. So, which came first? The buyers, or the foreclosures? Its hard to say because February through September is NORMALLY the busiest time of the year in the Tampa Real Estate Market. But, nothing about the past two years in real estate has been normal .

My opinion? The worst is almost over in the Tampa market. Buyers are buying, despite the media blitz about the credit crunch. They are definitely looking for bargains , though, so the over-priced homes will NOT be selling anytime soon! I predict an increase in foreclosures over the next six months and then well be on the road to a normal market . Developers, however, will be feeling the pinch for a while longer, as they try to sell off their existing inventory and investors who are trying to flip something they bought in the past few years will have a hard time selling their properties, or renting them, in an already saturated market.

How do you manage the uncertainty in a market like this? If you are buying in the current Tampa Real Estate Market, you need to look for a home that is priced well for the neighborhood. That means something that is one of the lowest prices per square foot in that neighborhood. And, you should buy in a neighborhood that is very desirable for resale. Look for a neighborhood where homes are on the market less than 90 days! Foreclosures are not ALWAYS the lowest price!

Sellers in the Tampa market need to be competitively priced.

In Hillsborough County, the 8th Largest School District in the U.S., Teacherschool assignments are based on your home address. Florida schools are rated annually, with grades of A-F. While there are many school choices available with charter schools, magnet schools, and the International Baccalaureate programs, a house in one of the top-rated school districts, with an A rating, will have a better resale value than one in a lesser-rated district. Three of the district high schools have made the list of the Top 100 High Schools in the country. Special assignments to a specific school, outside of your assigned school, are available on a space-available basis.

The School District has a very comprehensive website. Often, a listing agent does not include the schools assigned for a particular house, so you should check the district site before you make an offer. Even if you do not have any children, or are not planning to have children, the school district will affect your resale value!

Hyde Park…Historic Homes in Tampa’s First Neighborhood

Hyde Park is a designated historic district and Tampas first neighborhood! Founded when O.H. Platt bought the property in the late 1800s, it was named after his favorite city in Illinois.

Bordered by the Hillsborough River, many affluent citizens built large homes in a range of architectural styles on beautiful oak-lined streets. Located just minutes from downtown, Hyde Park is one of Tampas most sought-after neighborhoods. Many of the homes are still named for the famous residents who lived there.

MaashouseThe Maas house, at 907 Bayshore, built in 1924, on the left, is one of the most historic homes on Bayshore Boulevard. It was designed for the founders of Maas Brothers Department Store, one of Floridas largest chains.

The blue design located under the eaves was the Maas Brothers logo and it adorned the department store shopping bags!

The waterfront home has been totally renovated.

Newport Avenue is home to several of the most historic homes in town. The Leiman House, built in 1916, for Cigar Box Magnate Henry Leiman, is one of the most well-known in Hyde Park for its Prairie Style.

Recently purchased by a neighbor, it is undergoing an extensive renovation and addition.

The William Himes House, right, at 801 Delaware is a 3 story Greek Revival on801del over 1/2 acre.

The elegant home has eight bedrooms, seven fireplaces and a ballroom on the third floor, along with a guest house. It was recently renovated and it was listed for 3.95 Million.

Homes in Hyde Park range in price from the 500′s to several million.

Tampa Theatre is an historic theatre in Downtown Tampa. They feature the avant-garde and artsy films in Tampa, which are rarely shown in the other cinema houses.

Their summer camp, Lets Make Movies , is designed for middle and high school children. It is a fabulous introduction to the world of film-making and it is LOADS of fun.

Today, The Ybor Film Festival, will feature a sampling of movies from the 2007 Lets Make Movies summer camp at Tampa Theatre. My daughters film Crazy Celebrities , will be among those featured. As she rummaged through my closet last summer, in search of wigs and interesting clothing, I had a feeling I was in for a treat! Stop by the film festival today and enjoy the films.

The young film makers will be introduced, and answer questions about their movie-making experience.

What is a CDD and How Will it Affect my Tax Bill?…Tampa Real Estate Market News

Buying a home in Tampa in a community with a CDD fee? Since that term is very unfamiliar to most buyers who are moving to Tampa from other cities, here is a brief explanation of CDD fees.

A CDD is short for Community Development District which finances and manages community developments. Tax-Free Bonds are issued to the developer to finance the cost of building the infrastructure of a development, including roads, utilities and many amenities including, pools, clubhouses,tennis courts, golf courses, etc. Homeowners in the development pay the costs of the CDD over the span of 15 to 30 years. There are a number of communities with CDD fees in Tampa, and throughout the State of Florida, so if you are looking for real estate in Tampa, or anywhere in Florida, you should know about these fees.

Can CDD fees go up? Yes. The CDD fees appear on the homeowners tax bill. Each Community has a CDD board, initially appointed by the developer, which decides whether to include additional assessments into the CDD fee. If a community decides to do additional Chev_1landscaping, revamp the golf course, add gates, or any other amenities, those costs may be added to the existing CDD fees. That would increase a total tax bill and increase the escrow required by your lender.

What can you do if you live in a community with a CDD fee? Stay informed. Know who the members of the CDD board are and attend any meetings regarding CDD fees.

Tampa is home to MacDill Air Force Base, which includes Central CommandCentcom. The entire Tampa Bay area is filled with military families from all branches, as well as civilians who are employed as military consultants. In the past week, I have had several inquiries from Military families who have new orders to MacDill Air Force Base and have contacted me to help with their home search in Tampa.

I have relocated many military families to Tampa in the past 14 years, and they always ask about the best neighborhood to live in. The answer? It depends. Families with children are often on a budget and need a combination Boxes_moveof larger homes, good school districts and reasonable prices. Most families dont want to commute more than 30 40 minutes to get to MacDill AFB, so that narrows their focus to Westchase, New Tampa or the Brandon, Valrico, Riverview areas.

For those with smaller families, singles, or couples, they may want to live close to the base in South Tampa. Housing prices are higher, but offer many options with condos, townhomes and single-family homes in historic neighborhoods. Living in South Tampa keeps them close to the base, as well as downtown Tampa, and just minutes to the airport.
