Yesterday, I started the Plant High School District Neighborhoods series with an article on New Suburb Beautiful.
Today, we will chat about another popular South Tampa neighborhood called Parkland Estates. With larger lots and quiet, tree lined streets, Parkland Estates is located just north of New Suburb Beautiful, bordered by Morrison and Swann Avenues. On the east side of MacDill Avenue, you will find Golfview, a similar neighborhood, located on the North side of Palma Ceia Country Club, a private golf and country club.
A mix of older homes built in the 1920s to 1940s, along with many newer homes, you will find a nice choice of Traditional and Mediterranean Styles. Prices range from the $500,000s to several million for estate-sized homes, or golf course lots. Parkland Estates and Golfview are convenient to Downtown Tampa, MacDill Air Force Base and Tampa International Airportthey are each less than 10 minutes away!

Should you Work The System or try to Beat The System ? Great advice from marketing guru Seth Godin, in one of his latest articles can be applied to the Tampa Real Estate market. Prices are the lowest they have been in yearsfar below the boom years of 2005 2006. At the same time, interest rates are also very low. That combination: low prices and cheap money havent occurred at the same time in decades! Some analysts say it has been 40 years! I certainly havent seen it, in my 14 years in Real Estate, or my 25 years as a homebuyer. Buyers have learned to Work The System make low offers on several properties and ultimately get the deal of the decade.
And, not surprisingly, sales are up! Prices are down 10 20% over the same period last year in the Tampa Real Estate Market and Inventory is down 2% since January. When will we bottom out ? Looks like were about there.
Sellers who think they can Beat The System are ignoring the simple law of supply and demand . Unless they want to get in the game and price their homes according to current market value, they might as well take their homes off the market and wait until 2013, when they can expect the prices of yesteryear.
Personally, I am Working the System helping Tampa buyers and European Investors find the bargains in this market of opportunity . A recent buyer picked up a 3 year old property for $224,000 less than the last sale price! That was 35% below the price in 2006!

This week I will focus on Neighborhoods in the H.B. Plant High School District. As one of the Top 100 High Schools in the U.S., living in the Plant High District is a priority for many families moving to Tampa, or moving to another home in South Tampa.
Plant High is located between Himes Avenue and Dale Mabry, just a few blocks north of Bay to Bay Boulevard, in South Tampa.
One of the most popular South Tampa Neighborhoods, is New Suburb Beautiful . Best described as a neighborhood reminiscent of the Leave it To Beaver era, most of the homes are traditional style, with many center-hall colonials, bungalows, along with some spanish architecture, too. Stock up on Halloween candythis neighborhood is FILLED with school-aged children!
New Suburb Beautiful is located in the Mitchell Elementary, Wilson Middle, and H.B. Plant High School District.
Prices range from $400,000 to $1,000,000. Its a small neighborhood, just four blocks long, located East of MacDill Avenue and South of Morrison Avenue. You can see the current listings in New Suburb Beautiful here.

In November, along with electing a new President of the United States, Hillsborough County voters will decide on whether, or not, to create a County Mayor position. There has been much confusion about this position, so it is a good idea to get informed about the Facts vs. Myths on any subjectbefore heading to the ballot box.
The County Mayoral position would not be an additional expense to the taxpayers, but it would be a NON-PARTISAN, ELECTED official. It would replace the County Administrator position, which is not an elected position, but is rather, appointed by the County Commission. The County Mayor would run the county, but would be accountable to the voters, not to the Commission who appoints him/her. It would be a 4 year term with a two-term limit.
This is an opportunity for voters to decide to ELECT an official who must report spending habits to the VOTERS!
Have a look at the County Tax Revenues in the chart above. You can see that the County overspent the rate of growth and inflation FIVE FOLD! An elected official would have had to answer to the voters. The County took advantage of the rise in property values, along with the rise in property taxes, during those years and now they are crying about cuts . Instead of maintaining a budget in line with population growth and inflation, the County administrator RAISED the county spending to take advantage of the windfall from property tax revenues. These are REAL numbers that the media does not discuss. The County Administrator needs to explain how those dollars were overspent vs. reducing property taxes to stay in line with the 16% inflation rate.
Take some time to review the County Mayor proposal on the County Mayor Website.
My opinion? I want every tax dollar expenditure to be accountable to the voters? Dont You?
Its time to ask the County, and the media, for the TRUTH. Vote for the County Mayor positionits a step in the right direction.

Today is closing day! With recent changes in the Mortgage Industry, title companies and mortgage companies seem to be “overwhelmed” and “understaffed”, which leads to a sometimes “bumpy road” from contract to closing. Real Estate agents need to be more involved in every aspect of a transaction these days, since I have seen less attention to detail every step of the way. I had to move into “bulldog mode”, just to get closing agents to pay attention to details, and deadlines. That was not the case in years past. This is a foreclosure, so the transaction was much more complicated than a typical closing. That will be a LONG article, for another day. Don’t miss it!

The Latest Information about Moving to Tampa, or buying Real Estate in Tampa, or anywhere in the World!
Another article in my Pet Friendly series.
Florida is the Land of Condominiums , and I sell plenty of them! Each building has its own personality . From the concierge services, to the pool, common areas, floor plans, demographics and rules , you need to find the building that is best suited to your needs and your personal life. A building known for its weekend pool parties is probably not the right place for someone who enjoys a more sedate lifestyle, so it is really important to ask the right questions when you are looking at condominiums and visit the property on various days, and at various times, so you can get a feel for what it would be like to live there. Likewise, a Building where someone scowls at your Pug in the elevator, and asks how much he weighs, may not be the most pet-friendly place in town.
One of the biggest issues, and one often overlooked, is a buildings Pet Rules . Are pets allowed? How many pets? What type of pets? Is there a weight limit? These are basic questions that the listing agent should know and the information should be in the MLS. Buyers agents should not assume that all pets are welcome and should ask the buyers specific questions about what kinds of pets they may have. A pot-bellied pig, certain dog breeds or exotic reptiles may not be acceptable in many buildings. I have had listing in one of the new condominiums in the Channelside district. It specifically excludes goats, reptiles and fowl…and has no weight limit on the two pets it allows, but specifically says they cannot be loud, or vicious! I have never seen a goat in a condo, but I read the condominium docs thoroughly, so I can explain the rules to any prospective buyers. I think we’ll have a little chuckle over that one! I guarantee, if you show up with a goat in tow, you will not pass “go”! Realtors should never tell a client that pet rules arent enforced, which happened with a buyers agent on one of my listings. The end resultthe dog had to go, so the buyer moved out, just months after moving in!
On a condominium resale in the State of Florida, you have 3 days to review the Condominium Documents, which will include the current rule about pets. It is very important that you have any updates to the documents, as any changes to the original documents may not be included. It is always a good idea to contact the building manager with any specific questions about pet rules in a building that you are considering.
One of the buildings where I have sold many units, requires a weight certificate from a veterinarian, to insure that the cute puppy will not exceed twenty five pounds at maturity. Some buildings prohibit all pets! Some allow certain kinds of pets and certain numbers of pets, weight limits or all of the above. If you have three pets and the rules allow for only two, dont think you can just hide one. Those condo commandos will find you!
Many single-family homes and townhomes in deed-restricted areas also have rules about pets. Save yourself some time and, lots of aggravation by asking those three little words What About Pets? .
