MacDill Air Force Base…One of the Largest Employers in the Tampa Real Estate Market

Tampa is home to MacDill Air Force Base, which includes Central Command, Centcom and SoCom. The entire Tampa Bay area is filled with military families from all branches, as well as civilians who are employed as military consultants.

Every year I relocate many families, both military and civilian, who are moving to Tampa for positions at MacDill AFB.

In the Tampa Real Estate Market, there are many neighborhood choices for military families. What is the best neighborhood?  Families with children are often on a budget and need a combination Boxes_moveof larger homes, good school districts and reasonable prices. Most families don’t want to commute more than 30 40 minutes to get to MacDill AFB, so that narrows their focus to Westchase, New Tampa or the Brandon, Valrico, Riverview areas.

For those with smaller families, singles, or couples, they may want to live close to the base in South Tampa. Housing prices are higher, but offer many options with condos, townhomes and single-family homes in historic neighborhoods. Living in South Tampa keeps them close to the base, as well as downtown Tampa, and just minutes to the airport, and the neighborhoods include some of the top-rated schools in the U.S. Whatever your housing needs are in Tampa, I can help find the perfect home for you!

Facts and Distortions in the Media…On Wall Street…and In the Financial Industry Will Affect The Tampa Real Estate Market

The major source of our “news” comes from the mainstream media.  In 2008, we have seen a major shift in the news media from “presenting facts” to “presenting opinion as fact”.  They seem to have chosen to give the public “selective” facts.  While editorial opinion used to be confined to the “editorial page”, it is now presented, and accepted, as fact, every day by “journalists” on the television and in the print media. I have reached the point where I cannot read the newspaper, because it is 80 pages of “editorializing”.

Imagine if your physician gave you “opinion” without facts about a medical condition. You would quickly get a second opionion. In real estate, we use appraisals of value, using “facts” of comparable sales to provide current value of a property. Without those “facts”, we could only offer an opinion. The lending industry requires those “facts” to support value.  And, they should,.

It takes research, these days, to really sort out fact from fiction on a number of topics.  The top headlines of the week are the Presidential Race and the Financial Woes and Potential Bailout on Wall Street.  My opinion? I am opposed to a bailout. Investments are risks, whether the investment is in Real Estate, Stocks, Mutual Funds, or anything other than FDIC insured products.  Investors CHOOSE to take those risks, for the HOPE of a larger return.  People make choices. Sometimes those choices work to their advantage, and sometimes that don’t. That is the nature of RISK.  I believe companies should answer to their shareholders. I believe the Federal Government should run the government with efficiency and not bail out failing companies.  There is a buyer for everything, and those failing companies can be sold…for a price…without the help of Uncle Sam.  In fact, those “buy outs” are already happening, on Wall Street and in the Housing Market.

But, back to the “professional journalists” who write, and speak, on behalf of the mainstream media.  When can we get them to give us the “facts”?  I read an interesting commentary on that subject today.

Here is the question:   Should these “Professional Journalists”, who distort the facts, be held to the same accountability for professional misconduct as those  on Wall Street? Read the commentary…What do you think?

Bad News for Wall Street is Still Good News for Homebuyers in The Tampa Real Estate Market

 Earth to chicken little…the sky is not falling!

Maybe it’s time to turn off the television, or stop reading the newspaper, because the bad news in the financial industry is overshadowing the fact that this is an AMAZING time for homebuyers in the Tampa Real Estate Market! 

Homebuilding starts are down, foreclosures are up, and the combination of Chev_1“cheap money” and “high inventory” means BARGAINS galore for the Tampa homebuyer!  Home prices are down 25–30%, over the values of several years ago. So, while the financial news LOOKS bad…this is the BEST time to buy a home in decades!

FHA limits of $292,500, with a good credit score and 3% downpayment are still available!

What are you waiting for???? Next Year?  That is not a good plan.  We have nearly reached the “Bottom” of the real estate market in Tampa, so NEXT YEAR the bargains will be gone and you will say, “I wish I had bought that house LAST YEAR”…

Turn off the television and start that house hunt today!

Presidential Candidate John McCain is in Tampa today, so there has been much discussion about his choice of Alaska Governor Sarah Palin, as his Vice-Presidential running mate. I love to talk politics and this year is especially interesting!

The Dollar is on the Rise…Foreign Investors Should Buy Florida Properies Now! Tampa Real Estate News

Foreign Investors have been “eyeing” waterfront properties in Florida for over a year!  With declining prices in the Florida Real ClearwaterbeachEstate Market, many foreigners have been waiting for the prices to drop even farther.  But, the dollar has been on the upswing recently, so playing the “waiting game” is perhaps not the wisest strategy.

Using the exchange rate for the Euro, a European Buyer would have paid $270,000 USD in January vs. $283,000 USD, today, for the same condo priced at $400,000.  As the dollar continues to improve in foreign markets, the “cost” of buying property in the US will increase.  Waterfront properties in the Tampa Bay Area and the Beaches are selling at 20–30% less than several years ago, so this is DEFINITELY the time to buy!

Find the Right Magnet School in the Tampa Real Estate Market

If you are moving to Tampa, or looking for a home in the Tampa Real Estate Market, and you have children, finding the right school will be at the top of your “to do” list!  Hillsborough County is the 8th largest school district in the Country and has many top-rated schools, both Nationwide and Statewide.

Each street address has a specific “school district” assigned to it, but another option to consider is one of the many “Magnet Schools” available at all grade levels. I am going to chat about several of the most popular magnet schools over the next few weeks, to educate my readers, and those considering a move to Tampa, about the incredible educational opportunities for your children outside of the “mainstream” curriculum.

I deal with a heavily “International” clientele.  Many of my clients have bi-lingual children and want to immerse them in a curriculum that is focused on languages and international studies.  I, personally, studied at a French elementary school and later at a university in Switzerland.  While studying Russian History in French may not appeal to everyone, it is EXACTLY the kind of challenge that many students thrive upon!

Hillsborough County offers the Interational Baccalaureate programme at the Elementary, Middle and High School levels.  Today, I will introduce you to MacFarlane Park Elementary, which offers the IB program at the primary level, focused on ages 3–12.  Located on MacDill Avenue, close to South Tampa, MacFarlane Park Elementary is rated in the top 1% of all Florida School.  You can find more information about their program here.

Hillsborough County offers Magnet Programs in Math, Science, Arts, Performing Arts, International Studies and more.  Before you enroll your child, consider all of the options available to you.  To be considered for a magnet program, there is an application process and a spring deadline for the following school year.  This is the time to start investigating your options for the 2009–2010 school year.
