Home Inspections and The Tampa Real Estate Market..What is a 4-Point System Document?

If you are buying a house in Tampa, or anywhere, of course, you will want to have a home inspection to discover any defects.

You should employ a Certified Home Inspector, one who holds an ASHI license, from the American Society of Home Inspectors.  My preferred home inspector is both ASHI certified AND is a licensed general contractor.  He is well-versed in building codes and proper construction! In addition to the written inspection report, I ask him for a “4 point” inspection report to help the Buyer obtain homeowner’s insurance.

The “4 – point” form covers details about:

1. Roof – Age, type and life expectancy

2. Electric – Wiring, Amps, Breakers, Fuses, Updating, etc. *Any “knob and tube” wiring (popular pre-1940) will need to be replaced in order to get homeowner’s insurance.

3. Heating and Cooling – Type, Model, Age and Life Expectancy

4. Plumbing – Type of piping, Age, any updates

The information on the 4–point inspection assesses your “level of risk” to the insurance company and most insurance companies will ask for it, so be a smart homebuyer and ask for it UP FRONT…at the time of the home inspection.
