I have two homes under contract on Harbour Island, for two families with children of all ages, who were looking for GREAT Schools, a safe neighborhood, and being close to all of the wonderful things to do in Tampa, especially close to Downtown Tampa and Hyde Hyde Park. On the waterfront, just blocks from downtown Tampa, Harbour Island offers the combination of prestige, convenience, 24 -hour security in a gated environment, and a comfortable lifestyle, in a variety of neighborhoods. You can walk to Jackson’s Bistro for dining on the Terrace, or over to the Channelside area for dining, movies or shopping. The Harbour Island Athletic Club has a pool, tennis, spa and the ultimate workout facilities. The St. Pete Times Forum, home to The Tampa Bay Lightning, is just a short walk from home. Harbour Court and Seddon Cove feature condominiums with city, or waterviews, with prices starting in the 200’s . The entire country is empathizing with Nashville residents who are reeling from the worst flood in a century! The saddest part, is that most of those homeowners did not carry Flood Insurance. Why? Because it was not REQUIRED by their lenders, or they lived in a “low risk” area for flooding.
We are almost to Hurricane Season in Florida. Though Tampa has not been hit by a MAJOR storm in many years, we still need to prepare when a storm heads into the Gulf of Mexico. One of the first questions every Homebuyer asks me, when they are moving to Tampa, is Do I Need Flood Insurance? The answer: YES. While a mortgage company may
only REQUIRE a homeowner to carry flood insurance in certain flood zones, , here are some facts every homeowner should know. Just a glimpse of flooded Bayshore Boulevard, in Tampa, tells the story
1.One in Four flood claims, are in a low -moderate risk zone! Chances are good that nearly 25% of those homeowners did not have flood insurance because it was not REQUIRED by their lenders.
2. A car can be swept away by just 2 feet of water!
3. Flash floods occur in all 50 states! Look at the tragedy of the flooding in Nashville. Many of them had no insurance because the risk of flooding was very low.
4. Homeowners Insurance generally will not cover rising water That coverage requires a separate flood insurance policy.
5. You must add contents coverage to a flood insurance policy, if you want your belongings to be covered.
6. Premiums in low-risk areas are very reasonable, but damage from a flood is costly do you want to take that chance?

When a Storm is Approaching Tampa, Do You Need to Evacuate? Tampa Real Estate News

One of the most important questions for homebuyers in the Tampa Real Estate Market is: “Will I need to Evacuate if a Hurricane is approaching?”
Areas that are in close proximity to the water, are the first to be evacuated. South Tampa, including Davis Islands, includes many areas that are Flood Zone “A”, which is a mandatory evacuation zone. The threat of storm surge is greatest in those low-lying areas.

Hurricane Season opens this week and Tampa homeowners will begin the annual purchase of flashlights, batteries, canned goods, duct tape and bottled water. Hopefully, we wont need to use ANY of them and we will escape another Hurricane Season unscathed! So, you have your hurricane box stashed in the garage and you THINK you are ready??

What is Storm Surge and How Will It Affect My Home in Tampa?

The Latest News on the Tampa Real Estate Market and Everything About Buying a Home in Tampa, or Living in Tampa…. Tampa is a fabulous city to live in! It IS surrounded by water, so as we head into the summer months, we are just a few weeks away from the beginning of “hurricane season”. It’s hard to believe it, since we haven’t had any rain in Tampa for WEEKS, but it is time to start talking about “hurricane preparedness” again. For most of us in the Tampa area, we are used to the yearly purchases of batteries, water, canned goods, etc., to prepare for the possibility of a storm. For homeowners who live close to the bay, the greatest threat from a hurricane in Tampa, is what is know as, “Storm Surge”. Storm surge is a threat to any coastal areas, which are often less than 10 feet above sea level. The surge is water that is pushed ashore by the force of a storm. The combination of a tropical storm, or a hurricane, along with high tides, can bring a wall of water up to 20 feet high. In Tampa, the South Tampa peninsula, surrounded by Hillsborough Bay and Tampa Bay, has flooded in low-lying areas during recent
Tropical Storms and Hurricanes. Those areas are in designated flood zones, where lenders require a homeowner to purchase flood insurance. Many neighborhoods in South Tampa are in flood zones, B or C, which are lower risk for flood insurance requirements and many homeowners do not carry flood insurance, and, more importantly, many of them do not evacuate when a storm is brewing in the Gulf. Several years ago, a professor at USF, did a special report for TBO.com about the worst case scenario . Watch the interactive video about a simulated Storm Surge through downtown Tampa. Had Hurricane Charley hit Tampa,as predicted, in 2004, instead of Southeast Florida where it came ashore, the storm surge would have reached the third floor of Tampa General Hospital! Anyone who lived in South Tampa, and did not evacuate, would likely not have survived. Because most homes in Tampa have never been hit by such a storm, many residents feel that it will never happen, but it is far better to be prepared, than to be complacent. The path of a storm can vary by over 100 miles, so when a storm is threatening Florida, everyone needs to have an evacuation plan. Should a 20 foot storm surge come ashore in Tampa, the entire South Tampa area would be under water. Many of those homeowners would not be insured, because flood insurance was not required by a lender, though the cost of the policy would be reasonable, compared to higher-risk areas. Call your insurance agent today and add a Flood Insurance Policy to insure your most precious possessions and always evacuate when a storm is headed your way! South Tampa Intersections to Avoid in A Storm!

South Tampa is a wonderful place to live. But, it isnt known for its state-of-the art drainage systems!
While the City of Tampa is continually working to improving the storm drains, many areas will flood very quickly during the heavy rains of summer.
Summer thunderstorms are a frequent event! Here are the intersections to avoid in a downpour. How many times have you tried to get home and found yourself in the middle of a flooded intersection with no way out?
Remember, just two feet of water can wash a car away, and driving through water can ruin your engine.

Stay safe and avoid flooded intersections. Prepare several routes that you know are flood free and remember to take them in a rain storm!
