Moving to Tampa? Be Prepared to Move Quickly! Tampa Real Estate News
Filed under: Buying a House in Tampa, Florida Real Estate, MLS Listings in Tampa, Real Estate News, South Tampa, Tampa Neighborhoods, Tampa Real Estate, Tampa Real Estate Agent, Tampa Real Estate Market
Moving To Tampa? Looking for the Best Neighborhoods in Tampa? When families are moving to Tampa, everyone is looking for the same thing…”The Best”….it could be the Best Neighborhoods in Tampa, it could be the Best Waterfront in Tampa, The Best Schools in Tampa. The family situation may be unique, but, “The Best” is always part of the househunting equation.
My role, as the Buyer’s agent, with nearly 20 years of experience, is to guide those relocating to Tampa to find what is “Best” for them. I ask a lot of questions about lifestyle and their current neighborhood, city vs. suburbs, commute time, work location, ages of the children, any special needs…you name it, I ask it! Lately, I have had to inform the potential buyers that our market has changed. The “Best” houses, and the “Best” neighborhoods are selling quickly. Multiple offers are common. I tell buyers to focus on a few neighborhoods that they like because the house they saw on the internet yesterday, might, very well, be under contract today. If you are planning a move to Tampa, please contact me as soon as possible, so I can start to search the perfect neighborhood for you and your family. There is no substitute for “seeing” a neighborhood in person, or chatting with me on the phone about all of your options.
I can help with your move to any Tampa neighborhood, including: South Tampa, Channelside, Harbour Island, Davis Islands, Beach Park, Sunset Park, Hyde Park, Culbreath Isles, Palma Ceia, Westchase, Waterchase, Odessa, Cheval, Avila, Brandon, Riverview, FishHawk, New Tampa, Tampa Palms, Hunters Green, Arbor Greene, Apollo Beach, South Shore, MiraBay, Golf Communities, Clearwater Beach, Waterfront Homes, Luxury Homes in Tampa, Condos in Tampa and International Real Estate .
For assistance in finding a house in Tampa, or any of the surrounding suburbs, the Plant High School District, which is #38 in the US, or any questions about the Tampa Real Estate market, please contact me. PCS to MacDill AFB or Moving to Tampa?

A Couple of Gems on the Amelia Island Dining Scene
Filed under: Florida Real Estate
Fernandina Beach is a “sweet” little beach town, but not exactly a “foodie’s paradise”. Hunting for the Best Places to Eat in Amelia Island…I found them! Stay out of those “beachy” places and head straight here….
Plae…the unusual name of this amazing restaurant is an acronym for “People Laughing and Eating”…and they were! Nestled in a quiet spot on Amelia Island Plantation the menu was varied and filled with enviable choices. I started with a beet, arugual and fried goat cheese salad, while my companion chose the iceberg wedge with blue cheese and bacon. All delicious and served up with a plate of warm focaccia bread. Always up for an adventure, I chose the “Chef’s Surprise”! The waitress “hinted” that it contained a “bone”, so I was hoping for a “shank”! Not to be disappointed, a huge, lucious, slow braised lamb shank was my reward! It was amazing. We also ordered the short ribs, which were equally delicious. Plae was so enjoyable, we returned the next evening to enjoy the piano singer in the bar AND an decadent Chocolate Torte for dessert! Plae is MUST on the Amelia Island dining scene!
Le Clos…located in a tiny bungalow in Downtown Fernandina Beach, this is a “must reserve” if you have any hope of snagging a table. The setting is charming, the food is French and the staff very attentive. I loved it. If Escargots are on the menu, ordering them is a “given”. I have eaten Escargots all over Europe and the US and, as I told the waitress, these were the most perfectly seasoned, most perfectly EVERYTHING that I have EVER had!
Our entrees were a Parmesan Crusted Grouper in a Lemon Caper Beurre Blanc and Duck Breast with Chive Whipped potatoes. Delicious!

Downtown Tampa Restaurants…Samaria Cafe is a MUST
Filed under: Best Places, Best Places in Tampa, Best Tampa Neighborhoods, Best Tampa Schools, Buying a House in Tampa, Downtown Tampa Events, Florida Real Estate, Hyde Park Real Estate, MLS Search, Moving to Tampa, Restaurants in Tampa, Tampa Neighborhoods, Tampa Real Estate, Tampa Real Estate Agent
I have recently discovered a little “gem” of a family-owned restaurant for Breakfast and Lunch in Downtown Tampa! The Samaria Cafe, owned by a lovely couple who always stop by to “chat”, and check on the food, and the service, is THE place to go.
The menu is filled with so many choices, the hardest decision is “what to choose”!! Everything is fresh, and homemade. In many visits, I have never been disappointed! I usually order Quiche, or Eggs Benedict, but last time I was really in the mood for a “Croque Madame”, which is popular in France, and simply a Grilled Ham and Cheese Sandwich, with a fried egg on top. Not on their menu, so I asked if I could have the Monte Cristo with a Fried Egg on top…No problem and it arrived with TWO eggs, perfectly cooked to my request. The owners and staff are so wonderful and the food is fabulous, it is the BEST breakfast spot in Downtown Tampa!
While I am a “foodie”, my REAL profession is REAL ESTATE, so if you are looking for that perfect condo in Downtown Tampa, Channelside, Harbour Island, Hyde Park, South Tampa, or anything in the Suburbs, or need help finding the Best Tampa Neighborhoods, just contact me!

Moving to Tampa or PCS to MacDill AFB? Best Neighborhoods in Tampa?
Filed under: Buying a House in Tampa, CDD in Tampa, Cheval Homes, Clearwater Beach Real Estate, Davis Islands Real Estate, Florida Real Estate, Gated Communities in Tampa, Golf Course Communities in Tampa, Moving to Tampa, Tampa Neighborhoods
Tampa Real Estate and The Latest News on the Tampa Real Estate Market, every day, on the Real Estate Sizzle…
The Tampa Real Estate Market, especially homes in the Tampa suburbs, has a unique “fee”, or “tax” that out-of-town buyers are unfamiliar with. That is, what is known as a “CDD fee”. If you are looking for a newer home in the Tampa area, chances are good that you will buy a home in a community with a CDD fee, since some of the best neighborhoods, in the best school districts in Tampa, have CDD fees. What, exactly, is a CDD fee?” Since that term is very unfamiliar to most buyers who are moving to Tampa from other cities, here is a brief explanation of CDD fees.
A CDD is short for Community Development District, which finances and manages community developments.
Tax-Free Bonds are issued to the developer to finance the cost of building the infrastructure of a development, including roads, utilities and many amenities including, pools, clubhouses, tennis courts, golf courses, etc. Homeowners in the development pay the costs of the CDD over the span of 15 to 30 years. There are a number of communities with CDD fees in Tampa, and throughout the State of Florida, so if you are looking for real estate in Tampa, or anywhere in Florida, you should know about these fees.
Can CDD fees go up? Yes. The CDD fees appear on the homeowners tax bill. Each Community has a CDD board, initially appointed by the developer, which decides whether to include additional assessments into the CDD fee. If a community decides to do additional
landscaping, revamp the golf course, add gates, or any other amenities, those costs may be added to the existing CDD fees. That would increase a total tax bill and increase the escrow required by your lender.
What can you do if you live in a community with a CDD fee? Stay informed. Know who the members of the CDD board are and attend any meetings regarding CDD fees.
Looking for the “best” neighborhood in Tampa? It depends on your lifestyle! and your price point. Let me know what you are looking for and I can help find the perfect neighborhood for your family. Congress Takes a Vacation and Leaves Flood Insurance and the National Real Estate Industry in Limbo…Is That an Economic Stimulus Package? Tampa Real Estate News
Filed under: Florida Contract, Florida Real Estate, Hyde Park Real Estate, Insurance, Jackie Colson-Miller, Luxury Homes in Tampa, MacDill AFB, MLS Listings in Tampa, Moving to Tampa, Real Estate News, Tampa, Tampa Real Estate, Tampa Real Estate Agent, Waterfront Homes in Tampa
If you are under contract to purchase a home which requires Flood Insurance, anytime between March 29, 2010 and April 12, 2010, you can forget about closing on time! Why? Your elected representatives in Washington, have suspended the National Flood Insurance Program by failing to enact legislation which allows the program to continue! Where are they? On “hiatus”… which is a polite word for “vacation”. Off sunning themselves in the Caribbean, perhaps?? On a late spring ski trip to Colorado? Where “aren’t” they… is the question. They are NOT sitting in their seats in Congress and attempting to remedy this MESS that they created. They left all of their constituents without any means to obtain Flood Insurance, which is required in the purchase of many homes throughout the US. Your Congress tied the National Flood Insurance legislation to a piece of unemployment legislation that ended in a filibuster. What??? For three days the Real Estate Industry has been reeling from the effects of this “idiotic and careless” move on the part of the Federal Government. What does unemployment benefit legislation have to do with flood insurance? Nothing, unless you can count the increased number of unemployed workers who will be end the result of this “government bureaucracy” at work!!
All homebuyers closing in the next two weeks, who need flood insurance, are “left in the lurch” until Congress sees fit to “restore” the National Flood Insurance Program, perhaps on April 12. How much more “government” can we stand??? How about no “hiatus” for our elected officials. How irresponsible can the US Government be to require every American to have health insurance and work through the night to pass THAT legislation, despite the objection from the majority of their constituents, yet, in the same month, leave homeowners without the ability to purchase flood insurance for more than two weeks. How irresponsible of the US Government to take a vacation, and further hurt the U.S. economy, by stopping hundreds of thousands of Real Estate transactions from taking place in the month of April.
How irresponsible of the American people for continuing to vote for the same, irresponsible actions, by the same irresponsible elected officials who continue to fail their constituents and hurt the ever-flailing US economy and workforce. How irresponsible of the mainstream media for failing to make this “hiatus” on the part of the US Government and the economic consequences to hundreds of thousands of homebuyers and sellers front page news. This is a “disaster” of major proportions in the Real Estate Industry this month. What does the media talk about? The Final Four.
How much irresponsibility can we place on others, if we do not vote these irresponsible legislators out in November. As, for the media, don’t buy a newspaper, or watch a news channel that doesn’t report “real” news.
Now, I’m off to explain to my buyers who have traveled over a thousand miles to buy their home, how THEIR elected officials have turned their lives, along with the lives of their three children, upside down…without warning, just because they CAN. But, rest assured, I will also be sending them a link to their Congressman’s website and a link to the Hillsborough County Voter’s Registration site…so, they are ready for November!

Moving to Tampa? Start Searching for Tampa Homes Ahead of the Crowds…Tampa Real Estate Searches and More
Filed under: Best Places in Tampa, Davis Islands Real Estate, Florida Real Estate, Hunter\'s Green Homes, Luxury Homes in Tampa, MacDill AFB, MLS Listings in Tampa, MLS Search, Real Estate News, Schools in Tampa, Tampa MLS Listings, Tampa Neighborhoods, Tampa Real Estate
Finding a home in the Best Neighborhoods, or the Top-Rated School District in Tampa, means start EARLY!
This is “Relocation Season” in Tampa! Many families, with school-aged children, are busy “house-hunting” in the Tampa area, so they can get settled in time for the new school year, which begins in August. This is a busy time of year for a PCS To MacDill AFB, as well. Moving to Tampa with children involves, not only finding the best neighborhoods, but it also requires some research about the best schools in Tampa. Most families want to get settled during the summer, but the best homes, at the best prices, are the FIRST to sell. If you are looking for the most choices in the Tampa Real Estate market, you should start looking NOW. By June, or July, your options will be limited and the “best” homes will already be sold! The earlier you start house hunting, the more likely you are to find exactly what you want in the Tampa Real Estate Market.
If you are moving to Tampa, or looking for a home in the Tampa Real Estate Market, and you have children, finding the right school will be at the top of your “to do” list! Hillsborough County is the 8th largest school district in the Country and has many top-rated schools, both Nationwide and Statewide.
Each street address has a specific “school district” assigned to it, but another option to consider is one of the many “Magnet Schools” available at all grade levels.
I deal with a heavily “International” clientele. Many of my clients have bi-lingual children and want to immerse them in a curriculum that is focused on languages and international studies. I, personally, studied at a French elementary school and later at a university in Switzerland. While studying Russian History in French may not appeal to everyone, it is EXACTLY the kind of challenge that many students thrive upon!
Hillsborough County offers the Interational Baccalaureate programme at the Elementary, Middle and High School levels. MacFarlane Park Elementary, offers the IB program at the primary level, focused on ages 3–12. Located on MacDill Avenue, close to South Tampa, MacFarlane Park Elementary is rated in the top 1% of all Florida School. You can find more information about their program here.
Hillsborough County offers Magnet Programs in Math, Science, Arts, Performing Arts, International Studies and more. Before you enroll your child, consider all of the options available to you. To be considered for a magnet program, there is an application process and a spring deadline for the following school year. This is the time to start investigating your options for the 2009–2010 school year.
Looking for real estate in Tampa? Need a list of the “A rated” schools in Tampa? Send me an email today!

Buying a Waterfront Home in Tampa? Tampa Real Estate News
Filed under: Buying a House in Tampa, CDD in Tampa, Florida Real Estate, Gated Communities in Tampa, Golf Course Communities in Tampa, Hunter\'s Green Homes, Luxury Homes in Tampa, MacDill AFB, Moving to Tampa, Schools in Tampa, Tampa Foreclosures, Tampa Home Search, Tampa MLS Listings, Tampa Neighborhoods, Tampa Real Estate, Tampa Real Estate Agent, Tampa Real Estate Market, Waterfront Homes in Tampa
It’s “relocation season” in Tampa, the time of year when families with children are relocating and searching for the perfect neighborhood and school district. Many of the Tampa neighborhoods are filled with conservation areas and ponds. Buyers who are moving from northern states are often shocked to see “Don’t Feed The Alligator” signs in the middle of a “city” neighborhood.
Many of the newer subdivisions in Tampa, have natural, or man-made lakes. Plenty of Tampa golf communities are filled with “water hazards” along the golf course. You can find them in Westchase, Live Oak, Cheval and Avila, just to name a few. I remember the first “pond front” house I sold in Cheval. We were doing the “walk through” the day before closing, just as the neighborhood gator was out for a swim. The buyer, from Missouri, was stunned to see the mammoth creature just hundreds of yards away! We don’t have penguins in Florida, but we do have alligators! If you are moving from outside of Florida, and spent your summers enjoying a swim in the local pond, or lake, then you need to understand one simple equation:
Fresh Water = Alligators= NO SWIMMING
Yes, Alligators will come out of the water to sun themselves on the banks, or in search of food. That leads to the second equation about alligators:
Feed The Alligator = Alligator Views Humans as a Food Source.
This article was prompted an article by Seth Godin…Tips To Avoid Alligator Attacks. Common Sense, but pretty funny!
Bottom line? If you want to swim in Florida…head for the pool, or the beach!
Looking for the perfect home in any Tampa neighborhood, or a “bargain” in the Tampa Real Estate Market? Contact me today…we can chat about how to avoid alligators!

Mortgage Rates at 4.5%?? A Gift for Homebuyers in the Tampa Real Estate Market
Filed under: Buying a House in Tampa, Clearwater Beach Real Estate, Davis Islands Real Estate, Florida Real Estate, Gated Communities in Tampa, mortgage news, Tampa Foreclosures, Tampa Home Search, Tampa Real Estate, Tampa Real Estate Market
The latest news on The Tampa Real Estate Market, Buying a House in Tampa, the Best Tampa Neighborhoods and International Real Estate Issues, every day on The Real Estate Sizzle…
The Tampa Real Estate Market is “abuzz” today with the news of mortgage rates dropping to 4.5%. My phone has been ringing all morning. Is it true?
Maybe! The Treasury Department is considering the purchase of mortgage-backed securities from Fannie Mae and Freddie Mac, which would encourage lenders to lower 30–year fixed rates to 4.5%, thereby stimulating activity in the housing industry, with a “trickle down” effect to the rest of the economy. The Treasury Department is expected to make a decision as early as Monday. So, stay tuned.
My advice? If you are looking for a home in Tampa, or looking to invest in the real estate market, THIS IS THE TIME. There are plenty of bargains, and foreclosures, in Tampa Real Estate, as well as the Clearwater Beach Real Estate Market. Sellers are willing to negotiate. When the rates drop again, you need to LOCK and BUY!
What does that mean? Most lenders will “lock” your interest rate, for a certain length of time, usually 30 – 45 days. If you are a homebuyer, you need to be prepared to move quickly, to lock an interest rate, find a home, and close in 30 days! Take advantage of the “Best Buyer’s Market” in recent history…low interest rates and lower home prices are a homebuyer’s dream!
