When you are buying a home in the Tampa Real Estate market, or anywhere in the World, you should NEVER fail to get a Home Inspection done to check for any structural, or mechanical, defects in the home you are buying. With the number of “foreclosures” on the market being sold “as is”, it is VERY important that you have any home you are intending to buy inspected by a PROFESSIONAL Home Inspector.

Very often, buyers are trying to save money by having a “friend” who claims to be a contractor do the inspection. BAD IDEA. Home Inspectors are certified through ASHI, a professional association of Home Inspectors. They have specialized training, standards to uphold and checklists they can follow, eliminating the likelihood that they might “miss” something. While no inspector is perfect, the more training the inspector has, the more thorough he is likely to be in examining the home for any possible defects, especially those not visible to the untrained eye.

Occasionally, you will need to hire additional inspectors, depending on the home. A waterfront home generally will require a seawall inspection, or a dock inspection. Property in a rural area may warrant a septic inspection or well inspection.

Wood-burning fireplaces should really be inspected for any loose mortar, or creosote build-up. I recommend a local chimney sweep for those inspections. Radon inspections are common in many areas East of Tampa and that requires a cannister to be placed in the home for several days, then collected, and tested, for the presence of Radon Gas.

While the cost of inspections is not inexpensive, the cost of NOT uncovering a problem until after you are the homeowner can be HUGE. Ask your Real Estate Professional for the best inspectors, not the cheapest ones!

Downtown Tampa Restaurants…Samaria Cafe is a MUST

I have recently discovered a little “gem” of a family-owned restaurant for Breakfast and Lunch in Downtown Tampa! The Samaria Cafe, owned by a lovely couple who always stop by to “chat”, and check on the food, and the service, is THE place to go.

The menu is filled with so many choices, the hardest decision is “what to choose”!! Everything is fresh, and homemade. In many visits, I have never been disappointed! I usually order Quiche, or Eggs Benedict, but last time I was really in the mood for a “Croque Madame”, which is popular in France, and simply a  Grilled Ham and Cheese Sandwich, with a fried egg on top. Not on their menu, so I asked if I could have the Monte Cristo with a Fried Egg on top…No problem and it arrived with TWO eggs, perfectly cooked to my request. The owners and staff are so wonderful and the food is fabulous, it is the BEST breakfast spot in Downtown Tampa!

The Tampa Real Estate Market, especially homes in the Tampa suburbs, has a unique “fee”, or “tax” that out-of-town buyers are unfamiliar with. That is, what is known as a “CDD fee”. If you are looking for a newer home in the Tampa area, chances are good that you will buy a home in a community with a CDD fee, since some of the best neighborhoods, in the best school districts in Tampa, have CDD fees.   What, exactly,  is a CDD fee?” Since that term is very unfamiliar to most buyers who are moving to Tampa from other cities, here is a brief explanation of CDD fees.

A CDD is short for Community Development District, which finances and manages community developments.

Tax-Free Bonds are issued to the developer to finance the cost of building the infrastructure of a development, including roads, utilities and many amenities including, pools, clubhouses, tennis courts, golf courses, etc. Homeowners in the development pay the costs of the CDD over the span of 15 to 30 years. There are a number of communities with CDD fees in Tampa, and throughout the State of Florida, so if you are looking for real estate in Tampa, or anywhere in Florida, you should know about these fees.

Can CDD fees go up? Yes. The CDD fees appear on the homeowners tax bill. Each Community has a CDD board, initially appointed by the developer, which decides whether to include additional assessments into the CDD fee. If a community decides to do additional Chev_1landscaping, revamp the golf course, add gates, or any other amenities, those costs may be added to the existing CDD fees. That would increase a total tax bill and increase the escrow required by your lender.

What can you do if you live in a community with a CDD fee? Stay informed. Know who the members of the CDD board are and attend any meetings regarding CDD fees.

The Best Schools in Tampa Are Some of the Best Schools in the US!

Tampa Schools Received National Recognition, once again! In the Washington Post’s High School Challenge, High Schools across the United States were “ranked” using the following criteria: The number of Advanced Placement Classes, International Baccalaureate Classes and College Level Tests a school had given in 2010 was divided by the number of graduating seniors.

This method insures that the size of the student body did not influence the rankings.

 

H. B. Plant High School, Tampa

The Tampa School District is a “Countywide” District.  Hillsborough County Schools  have plenty to brag about! Ten of the Hillsborough County High Schools made the “Top 500″ High School List and Three of the top 100 High Schools in the US  are in the Hillsborough County School District.  Once Again, H.B. Plant High school, with a U.S. ranking of 38th “Best High School in the US”,  is the only non-IB school of  the top three schools in the District.

Located in the Plant High School District, it is the MOST desirable school district in the County. I have two homes under contract on Harbour Island, for two families with children of all ages,  who were looking for GREAT Schools, a safe neighborhood, and being close to all of the wonderful things to do in Tampa, especially close to Downtown Tampa and Hyde Hyde Park. When families, with children, are looking for the combination of “family friendly” neighborhoods and “good schools”, they must make a choice between South Tampa and it’s many neighborhoods, including Harbour Island, or one of the many suburbs outside of the City of Tampa.  It is confusing at best! On the waterfront, just blocks from downtown Tampa, Harbour Island offers the combination of prestige, convenience, 24 -hour security in a gated environment, and a comfortable lifestyle, in a variety of neighborhoods. You can walk to Jackson’s Bistro for dining on the Terrace, or over to the Channelside area for dining, movies or shopping. The Harbour Island Athletic Club has a pool, tennis, spa and the ultimate workout facilities. The St. Pete Times Forum, home to The Tampa Bay Lightning, is just a short walk from home. Harbour Court and Seddon Cove feature condominiums with city, or waterviews, with prices starting in the 200’s . Townhomes are available in several neighborhoods, ranging from the 300’s to the 600’s in Harbour Bay. The Keys is a “Key West” style neighborhood with single family home prices  from the 500’s. NoHo Bistro Moves to New Digs In Palma Ceia…Not Soon Enough!

One of my favorite aspects of assisting Clients with their move to Tampa, is talking about all of the great restaurants throughout the Tampa Bay Area. Though I live in South Tampa, unlike some of my “neighbors”, I do venture North of Kennedy Boulevard, both for work and, especially for great food!

NoHo Bistro was a wonderful experience!  The small dining room was quiet as few  diners ventured out due to the heavy rain and tornadoes yesterday. We were warmly greeted at the door and the server was very affable, and well-versed, about the wine list and the menu. We bonded  about loving Pork Belly and Steak Tres Saignant!  He recommended a little known French Wine and his description was “spot on”.  I knew, at that point, it was going to be a lovely dinner.

A nice touch, and change from the usual “baguette”,  were the cheddar and pepper scones, served with homemade (yes, homemade) butter with a touch of fruit. It was sublime. For the starters, we chose the Orange and Avocado salad with micro greens and pickled onion, along with the “soup of the day”…a very spicy corn and potato chowder.  Very Spicy for some, perhaps, but not me….it was delicious.  Next up were the Ancho Dusted Grouper, served with an avocado,  tomato and orange salsa and the Butter-Roasted Flat Iron Steak (tres saignant, of course) , Pommes anna and perfectly crisp broccolini.  I was hoping for a Pork Shank, as they are soooo yummy and rarely found on a menu, but, alas, there were none.  Next time, I promise! The “chosen” dessert caught my eye with the first glance of the menu…The Key Lime Raspberry Trifle was amazing…coconut pound cake layered with key lime custard and raspberry coulis! It was all just fabulous.  I appreciate that they use local purveyors, for the freshest ingredients, along with helping the local economy.

At this point, the owner approached and mentioned that my name, on the reservation, seemed “familiar”, so he had “googled” me and found my Urban Spoon reviews.  I laughed and told him not to worry…the review would be great…and it is!

I had the great fortune, last night, of being the “last customer” at the NoHo Bistro before they close in  their current location and move to some “new digs” in Palma Ceia.  They promised the same menu, with some additions, along with a bar and liquor license.   I will, very likely, be their “first customer” when they become reincarnated as “Bistro Bleu”, and  open in their new spot on MacDill Avenue, in May.  Save me a table, in a quiet corner, please…now you are in  “my neighborhood” and you will see me often…very often! Welcome to South Tampa!

What is the BEST neighborhood? That is different for every family, and every price range. The Tampa area has many different areas at all price ranges, from city living in South Tampa and the Plant High School District, to the northern reaches of the county. Some families choose Pasco county for slightly lower property taxes.  How to decide where to live? That’s easy…contact me.  Internet searches are no substitute for an experienced real estate agent.  I think searching for homes on the internet, without the knowledge of the area, neighborhoods and schools, makes it MORE confusing for anyone considering a relocation to Tampa.

Where Are the Best Places to Live in Tampa? Tampa Real Estate Market

Many Families are searching the Tampa Real Estate Market for homes in highly-rated school districts in Tampa.  The Plant High School District is always at the top of that list.  Here is another article in my series on “Plant High School Neighborhoods.”  Plant High School is one of the “Top 100 High Schools” in the U.S., so I am always relocating families into the Plant High School District.
I have been spending a lot of time in Beach Park and Sunset Park lately, as I am looking for a “teardown”, for some clients who are looking to build a new home in the Plant High School district.
Beach Park and Sunset Park, two well-established South Tampa neighborhoods, run South of Kennedy Boulevard and East and West of Westshore Boulevard and border Tampa Bay.  Large lots, along with grandfather oaks, line the winding streets that Tampabeachparkhave been popular since their development in the 1950’s.  Brick ranches, Mediterranean and Traditional styled-homes fill these neighborhoods which include waterfront homes in Beach Park Isles and Sunset Park Isles, commonly known as the “fingers”, which dead-end into Tampa Bay, making this area very popular for boating enthusiasts!

Grady and Dale Mabry Elementary Schools, Coleman Middle School and Plant High School are all “top” rated, making Beach Park and Sunset Park an ideal choice for families with children. Just a ten minute drive to Tampa International Airport, or Downtown Tampa, it is very convenient for the busy professional!
